Roofing Questions to Ask Your Real Estate Agent When Buying a Home

Buying a home is not the time to be shy. You should be asking questions throughout the process — particularly questions of your real estate agent, your mortgage lender, and the sellers’ real estate agents.


Ask, ask, and then ask some more. When it comes to buying a home, it is nearly impossible to have too much information.


Ask the right roofing questions to protect your home investment.

Many prospective homeowners expect some initial costs to make a home their own, or to fix small issues here and there. But when it comes to your roof, it’s important to know exactly what you’re working with and, if there are any issues, how much it will cost to fix them.


Your real estate agent should have plenty of experience and high-level knowledge of roofing and buying a home. He or she should also be comfortable answering questions (or finding answers) to common and important questions. For more detailed questions or pressing concerns, it’s always recommended that you consult with a trusted roofing partner.


Among your many other questions when visiting and ultimately buying a home, be sure to ask your real estate agent the following roofing questions:


1. How old is the roof?

Although severe weather can alter the lifespan of a roof, shingle roofs should typically last between 20 and 25 years before needing replacement. Different roofing materials like slate, copper and others may last longer (up to 50 years).  


2. Is there a warranty on the roof?

Many homeowners erroneously believe that roof warranties offer ironclad protection against damage. In many instances, however; roof warranties only protect you from defects in the roofing material that cause premature degradation. In those cases, protection typically lasts for approximately 20 years.


3. Has there been any repair work done to the roof recently?

Your real estate agent should be able to provide details on any recent work done to the home, including roof repairs. Documentation of any repairs (along with contact information for the roofing company that completed the work) should provide ample description of the work completed.
